Coffee Service for Real Estate Offices in the Triangle
We supply coffee service to brokerages and real estate offices across Raleigh, Durham, Cary, Apex, Wake Forest and the wider Triangle — a Jura bean-to-cup machine, fresh beans, a milk fridge, and weekly service, on one flat monthly rate with no equipment cost.
Free Coffee ConsultationWhat Real Estate Offices Actually Need
A real estate office is not really an office. It is a place agents pass through between showings, a place clients sit down to sign, and a place a floor of independent operators treat as a shared base.
Traffic in Waves
Nobody is there at 10am. Everyone is there at 8:15 and again at 5:30. A Jura pulls a cappuccino in around 30 seconds, one button, no barista — no queue exactly when agents are trying to get out the door.
A Closing Table That Looks the Part
When a buyer signs on the largest purchase of their life, the cup in front of them is part of the experience. A real flat white lands differently than a styrofoam cup from a pump pot.
Nobody Who Wants to Own It
Coffee that's everyone's job is nobody's job. Weekly service removes it from anyone's plate entirely — no beans running out on a Saturday, no petty-cash grocery runs.
What We Install
Espresso, macchiato, cappuccino, flat white, latte macchiato, americano, hot chocolate and cold brew — all from one machine, all ground fresh per cup. No capsules, no pods, no waste stream to manage.
A Jura bean-to-cup machine
Sized to the number of agents and staff using it.
Fresh-roasted beans, weekly delivery
In the quantity you actually use.
A companion milk refrigerator
For cappuccinos, flat whites and latte macchiatos made with fresh milk.
Weekly on-site service
Cleaning, descaling, restocking, and a working-order check.
Cold brew & filtered water
All on the same machine, no extra provider to manage.
No equipment purchase
The machine is part of the subscription.
Model Homes and Sales Centres Too
If your brokerage runs model homes or new-construction sales centres, the same equipment works there — and it works harder, because the coffee is part of the sales environment rather than a staff amenity. We cover that separately on our model home coffee service page.

What It Costs & Why Local Matters
A flat weekly rate per person, covering equipment, beans, milk fridge and weekly service: $3.70 per person per week for a 20–30 person office, falling to $2.30 at 141–150. A 30-agent brokerage pays about $111 a week. No capital outlay, no equipment lease, no separate service agreement.
We hold the Break Coffee franchise for the Raleigh-Durham area only. We do not sell outside it and we do not want to. When something goes wrong the morning of an open house or a closing, the person you call works in the Triangle, not in a national dispatch queue.
Frequently Asked Questions
How much does coffee service cost for a real estate office?
A flat monthly rate based on how many agents and staff use the machine, covering equipment, beans, the milk fridge and weekly service. Rates run from $3.70 per person per week at 20–30 people down to $2.30 at 141–150, with no equipment purchase. Offices under 20 people are quoted individually.
Can one machine handle a full brokerage?
Yes, if it is specified correctly. We size the machine to your headcount and to the fact that real estate offices see sharp morning and late-afternoon peaks rather than steady all-day use.
Who refills and cleans it?
We do, weekly, on site. Cleaning, descaling, restocking beans and a working-order check are all included. Nobody in your office needs to own the coffee.
Do you cover model homes and sales centres?
Yes. Model homes and new-construction sales centres are a slightly different setup because the coffee is part of the sales environment rather than a staff amenity — we cover that on our model home coffee service page.
What if we have several offices around the Triangle?
We can install and service multiple locations across the Raleigh-Durham area on one account and one monthly invoice, as long as every site is inside our territory.
Is there a contract?
No long-term contract. The service is turnkey and runs month to month, with no rentals and no hidden fees.
